Survey

For an existing dwelling the BER Assessor will conduct a survey of the dwelling lasting about an hour and a half. Before starting, he will ask you to sign a written contract which displays the agreed price. The assessor will need to access every room, and will take detailed measurements and notes of the floor areas and other dimensions, insulation, ventilation, windows, lighting type, heating systems and controls and hot water storage and distribution systems.
The assessor also needs to have the MPRN number of the property. This is an eleven digit identity number for the property, and can be found on an electricity bill. If you are a customer of Airtricity e-billing, view online in account details, then meter location details.
No drilling into walls or other invasive methods will be used during the survey.
If the householder has previously had some extra insulation installed inside the walls, they should provide documentation relating to that; for example an invoice detailing the address of the property and the work completed. Self- builders may provide photographs of any hidden improvement works taken during their installation.
Here are some items that you can check and possibly improve on before the survey.
