Survey

The BER Assessor will conduct a survey of the dwelling which takes between 60 minutes and 2 hours to complete, depending on the size and complexity of the dwelling. The assessor will need to access every room, and will take detailed measurements and notes of the floor areas and other dimensions, insulation, ventilation, windows, lighting type, heating systems and controls, and the hot water storage and distribution systems.
The assessor also needs to have the MPRN number of the property. This is an eleven digit identity number for the property, and can be found on an electricity bill. If you are a customer of Airtricity e-billing, you can view the MPRN number online; log in to "my airtricity" and click on "account details", then go to the section at the bottom of the page "meter location details". The address and MPRN of the property are listed there.
No drilling into walls or other invasive methods will be used during the survey.
If the householder has previously had some extra insulation installed inside the walls, they should provide documentation relating to that; for example an invoice detailing the address of the property and the work completed.

Here are some items that you can check and possibly improve on before the survey.

Here is a pre-survey checklist as compiled by SEAI
