Before & After BER

This service is offered in conjunction with the SEAI Better Energy Scheme (BES), and attracts a grant of €50.
The idea is to get a preliminary BER before undertaking any upgrade work. The information obtained provides useful guidance, and the detailed recommendation report gives a specific cost benefit analysis for the proposed works. You will see how much money a specific upgrade is likely to save you every year, as calculated using the official SEAI Deap software, after inputting all the specific measurements from your house, and totally independent of the salesmen. In order to claim a grant, you will need an After Works BER anyway, so this package allows you to use the information contained in the energy rating calculations before you commit to costly upgrade works.
The lower rated Before Works BER is not filed with SEAI on the national database, and no certificate is issued at this stage.
You consider the recommendations, and then decide which works to proceed with. Then appoint the contractor(s) from the SEAI list of approved contractors. After completion of the upgrade works, the Enrate BER Assessor returns and a second BER is compiled which reflects the improvements. This improved one is lodged with SEAI and becomes the official registered BER for the property. The BER assessor takes away the partially filled in grant application form, and after filling in the BER parts, posts the form back to you. A BER Certificate is issued to you, which is valid for 10 years or until material changes are made to the property.

  • Step One First get a standard BER assessment as above with a Detailed Recommendation Report. This can be completed before applying for the grant. At this stage you pay for one standard BER.
  • Step Two Having considered the recommendations and the available grants you decide what work needs to be done. Get estimates and choose an SEAI approved contractor(s) from the list on the SEAI website. Apply for the relevant grant(s). If you apply online you should hear back from them after about 3 days. Do not start the work until grant approval is obtained.
  • Step Three When the works are complete contact us. Please note that the contractors have to be paid at this stage before you can claim the grant. We will return and do a second BER Assessment. The improved rating will reflect the upgrade to your property. This second BER will cost only €60 (or less with local area discount). We will fill in and sign the BER Confirmation and Request for Payment form that SEAI supplied to you. This allows you to get paid the grant.
  • Step Four Claim all the grant moneys and then enjoy the increased comfort and lower fuel bills of your newly upgraded home.

Apply online for your BEH grant.
